RENTAL PROPERTY - Shifts in the Applicant Pool and Screening Tips

We have been seeing shifts in the applicant pool for our rentals this year. Likely you have too.

We have invited David Pickron from Rent Perfect to join us to discuss if our experience was unique or has there been a shift in what others are seeing as well. 

The goal of screening has always been to make sure that we find a good match. Someone who will be willing and able to pay the rent. Someone who will respect our property, the neighbors, our workers and us. 

 I have asked him to talk about the following challenges:

• applicants with excessive debt
• student loan debt in massive quantities
• more applicants with entitlement attitudes
• people who seem like testers
• screening legal vs illegal immigrants

It is important that we have a written criteria for our properties. David will also speak about

• What should be on our list of criteria.
• How detailed should it be?
• How do we avoid the trap of disparate impact?

David Pickron - Biography

David was born and raised in Phoenix, Arizona.  He attended Northern  Arizona University where he received a Bachelor of Science degree in  Business Communications in 1992.  

David Pickron is a licensed Private Investigator and owner of AAA Landlord Services, Inc and

Rent Perfect. His 25-plus year career in the eviction and tenant screening fields, coupled with

being an investment property owner in both the housing and commercial sectors, gives him a

unique industry perspective. His companies have both helped evict and place tenants in the

Arizona market since 1992, and he has been a leader in tenant screening nationwide since 2001.

David’s expertise comes in research and knowledge of the eviction process and access to, and

analysis of, court data. David’s companies have worked with the top eviction attorneys in

Arizona, as well as a long serving member of the Arizona Multi-housing Association and other

local housing associations.

David has served on the board of National REIA and has been a featured speaker on numerous occasions, sharing his hard-won experience and insight on a wide range of topics in the housing industry.
