1031 Exchanges Basics and Pitfalls

with Dylan Johnson, Accruit


A 1031 exchange is a tax deferment strategy that allows you to defer such taxes as capital gains, depreciation recapture, state and possibly the NIIT taxes on business use or investment properties when they are sold, and the profits are reinvested into another business or investment use property. 


What kind of property is eligible?

Any real estate property that was held for investment or business use qualifies as relinquished property (property to sell) in a 1031 exchange.


There are many options for replacement property (property to purchase) and depending on your investment goals and needs you can find the right fit for you.

Dylan Johnson is passionate about real estate investment and wealth preservation, he is dedicated to helping families and investors secure their financial future through 1031 Exchanges. With a strong background in real estate transactions, commercial lending and a commitment to excellence, he strives to empower clients to maximize their leverage, reduce tax liabilities, and build generational wealth.


Dylan joined Accruit as Senior Account Executive in January 2023. Prior to Accruit, he spent three years producing residential mortgage loans and brings with him a wealth of knowledge and experience in Real Estate financing. Local to the Detroit, MI area, he guides the Midwest in knowledge surrounding 1031 Exchanges and educates industry leaders on how to utilize this tax deferral strategy to connect with clients as knowledge experts in their respective fields. 


Additionally, he is responsible for fostering relationships with larger investment organizations that lead the single-family rental arena, to help them seamlessly facilitate 1031 Exchanges for their portfolios through our patented software and proven model for operationalizing 1031 Exchanges.
 

Licensed to teach continuing education courses in Michigan and Illinois, Dylan is a proud partner of the North Oakland County Board of Realtors and Rental Property Owners Association. Located in Michigan, Dylan focuses on driving company growth in the Northern Midwest through identifying new referral partners and finding new clients that can benefit from Accruit's Qualified Intermediary services.
